I know of many people who are buying great properties for tens, even hundreds of thousands of dollars less than the neighbors paid for theirs.

+1. I did. Closed 8 weeks ago on a house for 40% of what the neighbor paid for theirs 9 years ago. Both are three bedroom houses too. It needed some elbow grease ( as terry put it), but the hard stuff is done and I did it myself. It's 300 square feet bigger than where I'm at. So the hardest thing left to do is convincing the wife to move.
